Tri-Valley buildings in a larger portfolio
Plenty of facility management work is run from a regional office far from the building itself. If your company looks after offices, clinics or retail space in Pleasanton or elsewhere in the Tri-Valley for a client whose buildings span a region or the nation, we can handle the cleaning locally. Your company can sign with us directly, whether your footprint is a few counties or the whole country.
Along I-580 and I-680 the commercial stock leans toward corporate and professional offices, medical and dental practices, bank branches and financial offices, multi-tenant business parks and retail centers, with labs, data rooms and warehouse space toward Livermore. We can take tickets for any of those building types.
In a Tri-Valley portfolio the client-facing rooms carry the most weight: a bank lobby, a clinic waiting room, a showroom floor. Those are the rooms where your client’s own customers form an opinion, so they get first attention on each visit, with private offices, workrooms and back corridors following.
One account manager across the Tri-Valley
A single named account manager of ours looks after the whole of your Tri-Valley list, from one suite in Danville to a cluster of Dublin and Pleasanton buildings. Should that manager be out of reach, the operations manager is next on your escalation sheet.
Bring several Tri-Valley sites to us and they move onto one shared calendar together. Billing follows your payables team’s preference, building by building or ticket by ticket, and each invoice we send carries the site address next to your work order reference.
As your list grows, each added building joins that calendar and stays with the same account manager.
Insurance and crew screening
Our general liability cover runs to $1M for each occurrence, with $2M as the yearly aggregate. Umbrella coverage stacks on top of that, and workers’ compensation extends to every member of our crews. To be named as additional insureds, your company and its client can request a certificate of insurance (COI) from us; it goes out within one business day.
A background check clears each crew member before that person enters any building of yours, and crews come dressed in company uniforms. Banks, data rooms and other secure spaces often add their own layer, such as further screening, a building-issued badge or an escort, and our crews keep to those rules on every visit.
Tickets and urgent calls
Tickets live in the work-order platform your company has standardized on. We can take them in and work them inside that same system, so your dispatchers have no separate inbox to check.
The ticket’s not-to-exceed amount is the limit we work within. If more work turns up than the NTE covers, we contact you for a go-ahead before any of it is done. Anything flagged urgent hears back from us the day it arrives, and the phones are answered for urgent matters overnight and across the weekend, because a burst supply line in a bank branch will not wait for Monday.
Planned tickets, such as carpet extraction in a law office or a strip-and-wax along a clinic corridor, go through the same steps as urgent ones and close out the same way.
Records after each visit
The crew’s time in and time out is captured at each visit, giving you something definite when a tenant wonders whether anyone came last night. Once urgent work or a single-visit job is finished, photos or a completion note arrive to close it out.
On recurring buildings, our supervisors walk through for quality inspections, then pass the reports or scores along to your company. Over a year, those results turn into a running record of how each building is holding up, which is useful when your client reviews the account.
Services your company can send us
Recurring work can go to a day porter service for lobbies, entries and restrooms in business hours, or to evening office cleaning, commercial cleaning and janitorial services. Shared corridors and tenant suites in multi-tenant buildings fit under property management cleaning, and practices and branches have their own pages for medical office cleaning and bank and financial office cleaning.
For periodic and one-time tickets, the options are cleanroom, data center and lab cleaning in controlled spaces, post-construction cleaning once a tenant improvement is finished, a restroom deep cleaning between nightly visits, floor care for hard floors and commercial carpet cleaning.
Starting service at a new building
Pass along the address and the building usually gets a walkthrough within two business days. Regular cleaning usually starts within a week of that walkthrough, so a building your company has just taken on does not go uncovered for long.
Our contact page is where you request the vendor packet, which reaches you by email from our operations team, and mention the buildings you have in mind. Pleasanton Janitorial replies within one business day and is reachable 24/7.
A few useful answers
Common questions.
Can our company sign with Pleasanton Janitorial directly?
Yes. If your facility management company is regional or national, it can contract with Pleasanton Janitorial directly for sites in Pleasanton, Dublin, Livermore, San Ramon and Danville.
Can your crews clean a bank branch that has its own security rules?
Yes. Background-checked crews keep to the branch’s rules, including added screening, badges issued by the building and escorts where the branch requires them.
What proof of work do we get after a visit?
Each visit has the crew’s arrival and departure logged. As soon as an urgent call or one-time job is complete, you get a completion note or photos, and our supervisors share their inspection reports or scores with your company for its records.
Do you take urgent calls overnight?
Yes. The urgent line is answered overnight and on Saturdays and Sundays, and an urgent ticket hears back from us that same day.
Can several Tri-Valley buildings start together?
They can. A group of your buildings can be taken on at once, share one calendar and report to one named account manager.
